About the Client
A Managed Workspace & Design-Build Leader Unifies Financial Operations with Oracle NetSuite
Skootr Global Private Limited is a leading provider of premium, flexible managed workspaces, office interiors, and enterprise real estate solutions. Delivering tailored managed office spaces, turnkey Design & Build services, and premium facility amenities, Skootr caters to fast-growing enterprises and global capability centers.
Managing complex operational streams spanning workspace rentals, construction fit-out projects, asset procurement, and food & beverage services requires strict financial control across multiple properties, floors, and locations.
As Skootr expanded its center portfolio and business lines, including Skootr Global and Skootr Finsave, managing multi-subsidiary financials, unbilled revenue, vendor payables, and project-level cash flows became increasingly intricate.
To support its expansion trajectory and strengthen investor-grade financial governance, Skootr partnered with SaasWorx to implement a unified, cloud-first ERP platform.
The Challenge
Project Silos, Manual Revenue Tracking, and Fragmented Expense Allocations Hindered Scalability
Skootr's multi-segment business model revealed several key operational and financial bottlenecks:
- No Single Source of Truth for Projects: Lack of a centralized project management setup linked to Centre Masters, centre expansions, and fit-out execution.
- Procurement & Project Tracking Gaps: Difficulty allocating procurement costs, vendor bills, and contractor billings directly against specific project tasks and work breakdown structures (WBS).
- Complex Revenue Recognition: Manual handling of unbilled sales, deferred revenue, and percentage-of-completion billing rules across fixed-bid, time-and-material, and recurring rental contracts.
- Inaccurate Project Profitability: Limited ability to calculate real-time project profitability, segment-wise P&L, and project cash flows across buildings, floors, and departments.
- Disconnected Banking & Statutory Systems: Lack of automated bank integrations for vendor payment processing and direct GSP connections for e-invoicing.
To achieve greater operational efficiency, Skootr needed an integrated cloud platform capable of automating order-to-cash, procure-to-pay, project accounting, and localized tax compliance.
The Solution
Oracle NetSuite Cloud ERP Establishes an Integrated Backbone for Project Accounting and Property Management
Skootr partnered with SaasWorx to deploy Oracle NetSuite Cloud ERP, implementing a multi-subsidiary structure tailored to the operational requirements of workspace operators and enterprise interior contractors.
The implementation encompassed core financials, SuiteProjects, Fixed Asset Management (FAM), SuiteTax, and automated bank file integrations.
- Unified Multi-Subsidiary & Multi-Book Financials: Configured parent-child consolidation for Skootr Global and Skootr Finsave in INR, establishing parallel Ind AS accounting books and structured expense allocation schedules.
- Hierarchical Business Segmentation: Established a multi-dimensional classification model reflecting Buildings, Floors, Offices, Cost Centres, and Business Units, including Workspace Rentals, Design & Build, and F&B.
- End-to-End SuiteProjects Implementation: Configured project templates, WBS budgeting, resource allocations, percentage-of-completion schedules, and milestone-based or time-and-material billing rules.
- Automated Revenue Recognition & Deferrals: Configured deferral rules and automated revenue recognition plans to clearly classify billed and unbilled sales at the project and sales order levels.
- Procure-to-Pay & Vendor Hold Logic: Deployed three-way matching, multi-level approval workflows, vendor prepayment TDS calculations, custom payment hold logic, and SFTP-based bank integrations for automated AP payouts.
- Asset Lease & Fixed Asset Management: Implemented compound asset tracking, capitalization workflows, and Lease Asset Management covering ROU assets and lease liabilities aligned with applicable accounting requirements.
- Tax Localization & GSP Integration: Configured SuiteTax for India localization, including location-wise GST nexuses, TDS rules, and GSP integrations for automated e-invoicing and IRN generation.
By automating core project financial processes and standardizing property expense allocations, SaasWorx enabled Skootr to establish stronger financial governance across its centers and construction sites.
